In the first 90 days of 2025, fundamentals have continued supporting strong apartment demand across the U.S. Though supply remains robust enough to help counterbalance strong demand, the relationship between supply levels and demand capacity is shifting. One example is that new apartment starts have fallen to their lowest level in 10 years. Yet, apartment absorption is coming off one of the strongest annual readings on record, supported by a combination of higher-than-usual resident retention alongside improved new resident traffic. As such, occupancy continues to climb closer to the long-term norm.
But there are still questions, with potential distress and economic uncertainty clouding the near-term outlook. Will demand remain strong as supply eases? Or will recent noise in the broader economy damper expectations for the next few months?
