Expect product moving through initial lease-up points to rent discounts at brand-new properties. Among lease-up properties offering rent concessions, a price discount of roughly 10% was typical in late 2019. That’s about five weeks of free rent on a one-year lease. Those giveaways will most likely go deeper. In some of the busiest building centers, it wouldn’t be surprising to see two months of free rent become standard at lease-up properties by the time we get to prime leasing season.
