University students pay an average of $828 per month per bed across the top 175 universities tracked by RealPage. In 2020, effective rents averaged $815, which was essentially in line with 2019’s rate of $812, according to data from RealPage Market Analytics. Of course, rents vary widely across schools, ranging from over $2,000 per month per bed at the University of California Los Angeles and the University of California Berkeley to a low of about $400 per month per bed at Eastern Illinois University and Arkansas State University. Effective rents hardly changed from 2019 to 2020 as the global pandemic suppressed rent growth across most universities. As uncertainty waned in Fall 2021, rent growth returned.
